The Site comprises 0.184 hectares (0.455 acres) of unconstraint and underutilised “brownfield” land.

The Site was previously occupied by the Patmos Lodge Care Home (Cancell Road, London, SW9 7RX) but has remained vacant since its demolition in 2014. Following the residential development of the adjoining land in 2022, there is now an opportunity to deliver a scheme which integrates well with it whilst making efficient use of a vacant brownfield site. We believe the introduction of a new type of residential (co-living) scheme will enhance the diversity and inclusivity of the neighbourhood.

Planning policy prioritises the development of brownfield and vacant sites, particularly for the delivery of homes at greater densities. In addition, development of sites which are accessible by a variety of sustainable transport modes and have convenient access to services and facilities are greatly encouraged and supported. As such, the Site represents a great opportunity to deliver high density housing within a sustainable urban location as well as other benefits noted in this website.
